Situated in a quiet rural area on the Western coast, the 95 residential plots of land will be on the market as from 2019, subject to all permits being obtained. 50 more acres will be developed during Phase 2 of the project.

    We are planning the development of a warehouse in Riche Terre on a plot of land of more than 17,400m2. Diversifying our properties, we are also including a retail park on the property. This project will be situated at 15 minutes’ drive from Port-Louis, along the highway, between the round abouts of Riche Terre and Jin Fei. The building is of an area of 7000m2, the remaining land being dedicated for parking bays, with more than 120 parking bays. There will also be an area to accommodate container lorries.

    Lavastone Properties is planning the construction of a hotel in Belle Mare on a site of 3-acres facing the beach. The project incorporates the construction of 92 new hotel rooms and brand new hotel facilities such as restaurants, spa and pool, and is expected to start early 2019 with a delivery by late 2020. Given that the site is annexed to the existing Emeraude Beach Hotel which forms part of the Attitude Group of Hotels, the overall development is going to be leased to the same operator on a 15 year lease, hence eliminating any hospitality operational risks.

MAJOR PROJECTS

The yielding portfolio of Lavastone Holdings comprised of 15 assets out of a total of 23 properties, with pro forma NBV of MUR1.36 billion at 30 June 2018. The yielding asset base is well-diversified by sector, with NBV of properties being split between office, industrial, retail and parking segments.

Such apportionment enables the Group to limit its exposure to sectorial risks, whilst at the same time giving management the flexibility of redirecting its investment focus to the most attractive segment on the basis of market trends at any given point in time.
